Legislative Requirements
Forceten employ Qualified and Certified Contractors to provide legally and mandatory Electrical Test and Inspection Reports to BS7671 NICEIC standards for electrical installations and Corgi (Gas Safety Regulations 1998) certificates for gas installations.
These are essential to landlords and vendors of domestic property to ensure safety to tenants and purchasers. There are mandatory government policies regarding the changes in tenancy (private and publicly let domestic premises). It is the obligation of the landlord to maintain accurate and detailed certification including testing and reporting on the service installation within their properties. This ensures not only conformity to requirements of typical building insurance, but also contributes to the safety to tenants and the peace of mind for landlords.
This is also an aid in the process of dilapidation reporting when a tenant vacates a property and can be a real advantage when offering a property to let, as it indicates the conscientious concern of there landlord in the safety and well being of the tenant and indicates good maintenance of the property they are about to let.
There are obligations in the legislation to ensure Electrical and Gas Services within homes for sale meet with current regulations and statutory provisions, this may include further inspection and testing, upgrading and final certification of the installations.
