Forceten have access to a wide range of archive information in respect of property, land and buildings. In addition to a comprehensive technical library, as part of the process of producing Home Condition Reports, we have access to recorded information and data not generally available in the public domain.
As part of the buying process, whether that be at auction or traditionally via an agent, you may wish to benefit from historical information about the property you are interested in and its surrounding neighbourhood, prior to making an offer or instructing a company such as ours to produce a Home Condition or Home Movers report.
We offer a service to provide prospective purchasers with the following:-
An indicative report on the local environment; this will indicate the probability that a property is affected or in the neighbourhood of; Mine works, Flooding, Landslip, Landfill, Industrial wasteland, and Radon.
An indicative report on the demographics of the area; this will indicate how many detached, semi-detached, terraced, and apartment homes are in the area, together with percentages of rented and resident owned property, it will show local police released crime rate figures, this will give you a perception of the area in which you are interested.
An indicative report of the sale values of neighbouring properties; this will list a selection of the properties sold within the previous 2 years in the postcode you are interested in, and can also be extended to within 500m of the postcode if there are few, or no sales to compare.
A Land Registry search; This will pull up all registered information on the property; this can be wide ranging and very variable, as some properties have extensive history of adaptations, boundary movement, change of tenure. It will typically provide a copy of the most recent title deed, location plan and the last registered transfer of the title. It is generally very useful for defining boundaries with adjacent property and access, rights of way etc. It may even include an aerial photograph, if the property has been recently coordinated by Ordinance Survey.
This information can save wasted time and effort, preventing you from making offers or bidding on property which is unsuitable or of limited value to you. We can usually provide a report within 2 days; this occasionally extends to 5 days or more if we need to make special requests to the Land registry which can only be applied for by post.
Typically at conveyancing stage, this type of information can cost up to £200 to obtain, and its very late in the process to do anything about an adverse report, other than abandon the purchase, using our services you can be prepared and informed for less than half that at £95.00.
