Forceten was formed in 2002, by a Graduate Building Engineer, with the intention of providing a cost effective solution to the growing need for accurate and descriptive reports on the condition of Buildings and Building Services required by House Purchasers, House Vendors, Landlords, Insurance Companies and Contractors.

view of homesOur team is led by the original Graduate Building Engineer with over 25 years of property experience. We are qualified Homes Inspectors and members of the Institute of Building Management and Maintenance. Working within the guidelines of the Housing Act 2004, we carry out Snagging and HomeCheck Reports on new build and resale homes for Vendors and Purchasers, together with Energy performance Certificates.

We are able to assess building snags and faults, specification deviations, poor workmanship, dilapidated damage, maintenance requirements, renovations and insured risk; we are able to make calculated appraisals of future maintenance requirements. Following on from this we can provide budget estimates for repairs and renovations resolve contractor disputes and audit completed work. Our service is comprehensive and at competitive fixed cost. All reports are PC produced and can be provided to clients as printed and bound documents or emailed as PDF’s for printing by the client.

We provide a Building Dilapidation Report Service to local Landlords and Letting Agents and assist numerous National Insurance Companies in claims validation handling, auditing and contractor management.

All reports include a selection of appropriate digital images to support the comments within the document. Our local knowledge enables us to appreciate local influences, recent weather conditions and environmental issues.

Whilst carrying out insurance claim validations, we are often asked by policyholders who have only recently purchased the property, why the “defect” had not been mentioned in the survey by the mortgage company. Compulsory mortgage surveys are carried out to protect the mortgage provider’s interests, not necessarily the purchasers. They need to make sure that the property is worth the amount that is to be loaned, and not likely to suffer substantial deterioration, i.e. subsidence, which would then make the property worth less than is outstanding. They will rarely check for poor workmanship or internal deterioration.

As we appreciate that cost is always relevant our fees and charges are fixed before we engage in a report or project.

To compile any report, upon receipt of an instruction, we will make contact with the vendor, builder, tenant or landlord within 24 hours to arrange a convenient appointment and access. Upon completion of the inspection an assessment of the property is presented in the appropriate report format, a schedule of budget priced work would accompany. The report is usually available within 5 days of the inspection
